​分譲地と二世帯住宅

建主家族が長年暮らした住まいは、生け垣や街路樹、緑地が整備された丘陵地の団地で、時間を経て、穏やかで心地よい街並みが作られていたが、住宅の老朽化などを理由にこの地を離れることにした。​​

​

新しい住処は住宅地開発が進む地方都市郊外の分譲地で、２階建ての住宅に囲まれた中央の２区画に、２世帯住宅を計画した。

国道近くの住宅地で、車移動が欠かせないこの地域では、必要な駐車台数と床面積から小さな庭を持つ​​総2階建ての住宅が次々と建てられている。住み慣れた団地の親密さはなく、画一的で完結性の強い街並みが少しづつ拡大しており、生命力を欠いた閑散とした環境に感じられた。

​敷地面積の広さを活かし、街並みへの働きかけを目的に展開力のある低密度な住宅を設計した。広すぎる駐車場の中央に住宅地全体で共有できる緑地をつくり、道路側に伸びた低く幅のある軒によって街並みに奥行きを与えている。

敷地境界を跨いだ玄関で建物を切り離すことができ、２階のテラスは壁を貼ることで増築ができる。単純な架構の在来工法により増減築が容易となり、住まい手や２世帯の形が変わっても、今後数十年に渡り住み継ぐことが可能となる。時間の移り変わりに緩やかに順応していくオープンエンドな建築と小さな緑地が、街並みに小さな変化をもたらし、活力を生み出す。​

住み方は住人に委ねられ、今、２世帯の家族は庭づくりに励み、愛犬が庭と軒下を自由に行き来する暮らしを楽しんでいる。​​

Double house in a subdivision

The client had lived in a housing complex on a hillside for many years, which was lined with hedges, roadside trees, and green spaces. Over time, a peaceful and comfortable townscape had been created, but the client decided to leave the area due to the deterioration of the house.

The new home is located in a subdivision on the outskirts of a regional city where residential development is progressing. The project planned a two-family home on two central lots surrounded by two-story homes.

There was no longer the intimacy of the familiar housing complexes, and the uniform, self-contained residential area were gradually expanding, creating an environment lacking vitality.

Taking advantage of the large site area, we designed a low-density residential building with a flexible layout that blends seamlessly into the streetscape. A green space shared by the entire residential area was created in the center of an oversized parking lot, and the low, wide eaves extending toward the road add depth to the streetscape.

The building can be separated by an entrance that straddles the property boundary, and the second-floor terrace can be expanded by adding a wall. The simple traditional construction method of the frame makes it easy to add or remove extensions, and even if the residents or the structure of the two families change, the house can be continued to be lived in for decades to come. The open-ended architecture and small green spaces that adapt gradually to the changing times bring subtle changes to the streetscape and create vitality.
